Court of Appeals of the State of Georgia ATLANTA,____________________ September 21, 2026 The Court of Appeals hereby passes the following order: A27D0122. LUIS DORANTES v. BMF V GA DUNWOODY VILLAGE, LLC d/b/a DUNWOODY VILLAGE. In this dispossessory proceeding, following a ruling in magistrate court, Luis Dorantes filed a petition for review in superior court. On August 17, 2026, the superior court dismissed the petition for review both because it was filed from a consent judgment and because it was untimely. On September 3, 2026, Dorantes filed an application for discretionary review of the August 17 order in this Court. We lack jurisdiction. Appeals in dispossessory actions, including applications for discretionary review, must be filed within seven days of the date the judgment was entered. See OCGA § 44-7-56(b)(1); Stubbs v. Local Homes, LLC, 375 Ga. App. 513, 516–17 (915 SE2d 91) (2025). “The deadlines for filing applications for discretionary review are jurisdictional, and this Court cannot accept an application not made in compliance with the applicable deadline.” Harris v. Reserve at Hollywood LLC, 376 Ga. App. 553, 553 (920 SE2d 163) (2025). Because Dorantes filed this application 17 days after entry of the superior court’s order, it is untimely and it is hereby DISMISSED.
